Start with the industrial corridor.
Boise is best evaluated as several industrial areas rather than one uniform market. Begin with the airport and Gowen–Eisenman corridors, southeast Boise near Micron, and established west Boise locations. Compare each property with buildings serving the same users. A postal address alone may not explain its competitive position or the jurisdiction governing its use.
Micron’s Boise campus anchors semiconductor research and its announced manufacturing expansion. Industrial properties elsewhere in the city can serve distribution, production, contractor and service operations. The investment question is which of those users can occupy the particular building economically. A modern warehouse and a production facility can require very different infrastructure and improvements.
I-84 provides the regional transportation spine, while airport proximity can matter to particular operations. Drive the final route to the property and evaluate employee access as well as deliveries. Document installed power, gas, water and sewer service. For a manufacturing prospect, verify upgrade feasibility and timing before assigning value to potential additional capacity.
Evaluate the building’s clear height, loading, divisibility and ability to accommodate future occupants. In established locations, examine deferred maintenance and functional limitations. In newer parks, compare competing buildings and the cost of attracting the next tenant. Nearby corporate investment is useful context, but it does not establish leasing demand for every property.
Buy with a clear view of the next lease. Consider tenant credit, remaining term, renewal prospects, improvement obligations and potential downtime together. A building’s infrastructure may broaden its appeal, but the acquisition should still work under realistic leasing assumptions. Confirm the permitted use and any airport-related restrictions that apply to the individual site.

Share Your Acquisition CriteriaEvaluate location and flexibility together.
Use the Franklin Road, Black Cat and Ten Mile corridors as starting points for evaluating Meridian industrial opportunities. The city’s Ten Mile area plan combines employment and other land uses, so review the actual zoning and surrounding development for each property. A desirable address does not establish that a particular production or outdoor-storage use is permitted.
Meridian’s industrial story includes local production and distribution, not only businesses supporting neighboring cities. Scentsy identifies manufacturing and distribution operations at its Meridian campus. For an acquisition, distinguish smaller flex suites, multi-tenant industrial buildings and larger facilities. Each configuration requires a different assessment of parking, office proportion, loading and the likely pool of replacement tenants.
Evaluate the route to I-84 and how employees, customers and delivery vehicles reach the property. Consider peak travel periods and nearby residential or commercial uses. Confirm utility service at the building, including whether suites have independent service. Potential electrical expansion should be reviewed with the utility and qualified professionals rather than inferred from a park’s marketing description.
Flexibility can be valuable when supported by demand. Determine whether subdivision would require additional entrances, restrooms, meters, fire separation or parking. Compare competing suites of similar size and functionality. A larger building divisible into smaller spaces offers options, but the improvement cost and lease-up period belong in the acquisition analysis.
Assess how the location and building work together. A property that serves several realistic tenant types may offer useful leasing alternatives at expiration. Underwrite contractual income, renewal prospects and the cost of the next occupancy. Review use restrictions and neighboring activities early, especially when the investment thesis depends on manufacturing, extended operating hours or outdoor storage.

Share Your Acquisition CriteriaConnect the building to the operating economy.
Start with north Nampa’s industrial areas and locations along the Franklin Road, Northside and Midland corridors. Evaluate the individual park, interchange route and property rather than treating the city as one leasing market. Keep municipal boundaries and postal addresses distinct when checking permitted uses, service providers and applicable development requirements.
Nampa’s economic development materials identify manufacturing, food processing, agribusiness and technology among its established sectors. SEL’s September 2026 announcement describes purchasing a Nampa building for conversion to electronic-device manufacturing. These examples illustrate different operating requirements. A food producer, equipment manufacturer and distributor may compete for industrial space while needing different utility service, production improvements and site arrangements.
Review I-84 access and the actual roads connecting employees and freight to the site. Confirm the current status of nearby highway improvements before assuming a new connection is available. Manufacturing users may place substantial weight on power, gas, water and wastewater capabilities. Document installed service and investigate upgrade requirements early, including costs and lead times.
Separate larger distribution buildings, multi-tenant suites and specialized production properties when selecting comparables. Look at loading, yard configuration, parking and expansion potential. Verify whether outdoor storage is permitted and whether the land is usable for the intended purpose. For production buildings, examine equipment foundations, ventilation and ownership’s responsibilities for specialized systems.
A capable building can appeal to users whose operations require more than warehouse space. The investment still depends on the lease and the cost of supporting that operation. Review improvement ownership, maintenance obligations and future reletting requirements. Underwrite both the current tenant and a credible replacement-user scenario, with appropriate allowances for downtime and capital spending.

Share Your Acquisition CriteriaExamine the site as closely as the building.
Use Sky Ranch, the Caldwell Industrial Airport area and industrial locations along the I-84 corridor as starting points. Then examine each property’s truck routes, neighboring uses, zoning and utility service. Industrial land can have different operating possibilities even within the same general area. Confirm city versus county jurisdiction before relying on a location description.
Caldwell’s city materials emphasize food processing, agribusiness, manufacturing and logistics. Simplot’s Caldwell processing operation provides an established example of the connection between agriculture and industrial facilities. For investors, distinguish warehouse/distribution buildings, smaller flex properties and specialized production sites. Their physical requirements, improvement budgets and potential replacement occupants can differ substantially.
Evaluate the route to I-84 and current construction conditions. ITD’s Caldwell widening project includes interchange work and additional highway capacity; project milestones should be checked as they change. For production users, confirm electrical, natural gas, water and wastewater capabilities at the property. Claimed rail access also requires verification of the actual connection and service arrangements.
Land can add practical value when it supports permitted yard use, truck circulation or future expansion. Confirm setbacks, easements, drainage and improvement requirements before valuing that potential. For food processing or other specialized operations, review ventilation, sanitation-related improvements and wastewater needs. A site’s apparent room to grow does not establish utility capacity or development approval.
Evaluate the building and usable site together. Infrastructure and expansion options may strengthen a property’s appeal when realistic users need them. Account for the cost of maintaining specialized improvements and preparing for a replacement tenant. Review credit, lease term, renewal prospects and future capital needs alongside the acquisition price, with conservative assumptions about improvements that have not yet been approved.
